  • Markets: nationwide; primary and secondary urban markets, rural markets.
  • Transaction Size: $1 - 50 million.
  • Facility Use: manufacturing, assembly, warehouse, distribution.
  • Tenancy Type: single-tenant or multi-tenant.
  • Tenants: public or private companies; investment-grade or non-investment grade credit.
  • Purchase Structure: all-cash with no financing contingencies; may assume existing debt.

Targeted Acquisition Projects

  • Value-add: project requiring redevelopment, renovation, releasing, environmental remediation.
  • Financially distressed: project with pending loan default, in bankruptcy, or lender-owned.
  • Stable Income: project leased to stabilization; existing mid-term and long-term tenant leases.
  • Sale / Leaseback: existing or to-be-built project; mid-term or long-term seller lease for all or part of building.

Targeted Development Projects

  • Build-to-Suit: single-unit project or multi-unit development program.
  • Speculative: project in supply-constricted market.
